The heat tape to a mobile home should be checked before every single winter season to make sure it is warm, plugged in, & working correctly. Heat tape is an electrical cable that protects vulnerable pipes to keep them from freezing. This is extremely important with mobile homes because mobile home piping is vulnerable & exposed to the outside temperatures. Frozen/burst pipes cause extremely expensive problems for a mobile home. You can be out of water until the situation is remedied, your water bill can be sky high, the broken pipes & fittings themselves will need to be replaced, & the subsequent water damage to the belly, insulation, etc. can cost thousands of dollars. Don't let this happen to you. Let us check your heat tape before every single winter season.
The heat tape only protects the main water line that comes from the ground/crock, into the home. By manufactures' specifications & code, you cannot put heat tape up in the belly of the home due to safety precautions. This is why we also suggest doing an under home inspection to make sure there are no holes in your belly/insulation that may cause any frozen pipes. We also suggest keeping your heat at a reasonable temperature.
You can let your faucets drip/trickle during severe cold weather... but we do not suggest it because the 3 inch main drain could freeze solid & cause sewer backups & major repairs to the main sewer drain. We suggest to make sure your heat tape is in proper working order & make sure your belly does not have any holes in the insulation prior to cold weather to avoid frozen pipes.
You should only use a furnace that is designed specifically for a mobile home.

The life span of a mobile home mainly depends on the way it is maintained.
A well-maintained home *should* last several decades. This is why we suggest our Annual Maintenance Contract which keeps your home well-maintained all year round.
